Q.  WHAT TYPES OF APARTMENTS ARE AVAILABLE?

A.  Smith & Royer Apartments have one bedroom, two bedroom/one bath, two bedroom suites/two bath, and four bedroom/two bath.

Q.  HOW FAR ARE YOU FROM CAMPUS?

A.  We are located within walking distance of campus, approximately 3 blocks.  There is also a convenient bus stop located on the corner of our property.

Q.  WHAT IS INCLUDED IN THE RENT?

A.  We pay for garbage and internet.  The tenant is responsible for electricity, gas, and water.

Q.  ARE THESE APARTMENTS FURNISHED?

A.  Each apartment is furnished with a stove, refrigerator, and a washer/dryer.  The one bedroom and two bedroom/one bath have central air and heat.  The two bedroom/two bath and four bedroom/two bath both have air conditioning units.  All units have their own furnace and water heater.

Q.  WHAT DOES IT TAKE TO SECURE AN APARTMENT?

A.  Pay the application fee of $35 with a valid identification.  Once application is approved, we ask for a security deposit equivalent to one month’s rent and a signed lease in order to secure an apartment.

Q.  DO YOU OFFER ANY DISCOUNTS IF I PAY MY RENT IN FULL?

A.  We do not offer any discounts at this time.

Q.  WHAT TYPES OF LEASE DO YOU OFFER?

A.  Our leases are 10 month.  However, we do offer a few 6 months leases only to current tenants who have lived here a minimum of one year.  No exceptions.

Q.  DO YOU ALLOW PETS?

A.  No, we are NOT PET FRIENDLY.

Q.  WHAT TYPES OF PAYMENT DO YOU ACCEPT?

A.  We accept all forms of payment.

Q.  WHEN IS RENT DUE?

A.  Rent is due on the first of every month.

Q.  ARE THERE ANY ADDITIONAL COST WHEN I MOVE IN?

A.  Yes.  A mail key deposit of $25 is due for your mailbox.  Upon moving out and returning the key, the mail deposit will be refunded.  Also, there is a $50 parking permit per lease. There is an activation fee per apartment for internet if you choose to use ours. Parking permit and Activation fee for internet is nonrefundable.

Q.  WHEN CAN I MOVE IN?

A.  You may move in the first day your lease starts.  First and last month’s rent must be paid in full to take possession of the apartment.
